We provide homeowners with complete property management services which such as, comprehensive maintenance services including scheduled preventative maintenance, top level rental management services for short term vacation rentals, unparalleled housekeeping services and complete property financial management. Homeowners on St. John generally have three options when it comes to the care of their property.  They can

  • Use a local “handyman” to take care of routine property maintenance while they rent the vacation home themselves as a RBO (Rental By Owner).  Typically in this situation, there may be little to no guest services or concierge services offered to the vacationing guest; or
  • Enlist the services of an unlicensed booking agency (local or Stateside) to take rental bookings.  Off island booking agencies do not offer any routine or emergency maintenance services for the property and any guest services are generally contracted out to a third party or performed by the owner or owner agent if available.  On island agencies may offer some limited routine property maintenance and guest services such as a meet and greet, or they can
  • Engage the services of a Real Estate Brokerage company who specializes in Professional Property and Rental Management services for vacation rental properties.   Considering the legal and fiduciary responsibilities attached to an experienced Virgin Islands licensed and insured real estate broker, an owner can expect to receive the best management and maintenance services available for their property.  Additionally, if the real estate brokerage is highly experienced with short term rental marketing and sales, the owner can also expect aggressive marketing and promotion of their property and the St. John destination to the largest number of potential stateside and international vacation rental guests.





24/7 Availability

We provide service 24/7 to all of our managed properties responding quickly and professionally to prospective guest inquiries, vacationing on-island guests, and homeowners. Our office facility is conveniently located with store-front access and staffed a minimum of 6 days a week – year around! We provide all guests and owners with after-hours contact numbers so they will normally reach a ‘human’ who will immediately respond to any issue – no matter what time they call.

Rental Accountability

As your agent, we are primarily accountable to you, the property owner. We rent to families or adult groups over the age of 25 and honor any restrictions you may want to impose on occupancy, age, or other limitations for guests. Prior to sending a rental agreement for your property to a potential guest, we provide full disclosure on the location and amenities your property has to offer. All of our rental guests are required to sign a Property Rental Agreement which binds them to the rental terms, conditions and policies specific to your property. Our guests pay a damage deposit waiver fee which provides insurance coverage for incidental/accidental damage in amounts of $500, $1,000 or $1,500.

Maintenance & Housekeeping

We ensure all of our managed properties are in superb condition at all times – safe, clean and in a perfect state of repair – to guarantee consistency and quality of the rental experience. We employ highly trained and skilled maintenance personnel to provide timely response to any maintenance issue 24 hours a day, 7 days a week. Maintenance inspections are performed at each property immediately prior to arrival and immediately after departure of each guest to make sure that everything is in order. Our trained and skilled housekeepers take pride in keeping our managed vacation rental homes immaculately cleaned and readied for each guest arrival and immediately cleaned following each guest departure.

Records Keeping & Interaction with Local Agencies

We maintain accurate and comprehensive records for each of our managed properties and provide owners with detailed invoicing and accounting on a monthly basis. Our services for owners also include dealing with the Virgin Islands government agencies in connection with taxes and license renewals and the Virgin Islands utility companies in connection with service and repairs.


As professional property managers, we are the constant “eyes and ears” for your property. If one of our managed properties is not occupied by an owner or rental guest for an extended period, our maintenance personnel provide a walk-through inspection of the property at least every two weeks to check all systems and ensure all is in good condition and secure.

We are constantly working to insure that our homeowners and guests are ‘top of mind’ in our community. We advocate for clean, attractive beaches and support maintenance of all of the various features of our island which entice vacationers to come to St. John.
