We realize that occasionally travel plans must be changed and CimmaronStJohn (“Agent”) wants to be as flexible as possible when dealing with unforeseen changes to travel plans. Below is a summary of our Cancellation Policy as it relates to prepaid rental reservations.
CANCELLATION AND REFUNDS:
Guest must notify Agent immediately if they need to cancel the reservation following Confirmation. Any applicable cancellation fees may be avoided if Guest purchases Travel Insurance.
Cancellation of rental at any time after Confirmation has been issued may result in forfeiture of all amounts paid. All rental funds paid are non-refundable, except under the following circumstances:

- On the day that the rental is scheduled to begin the Property is unfit for habitation, not reachable by the usual means of transportation, or access to the Property has been prohibited by authorities and, in Agent’s opinion, no equivalent property managed by Agent is available as a substitution; or
- The Guest cancels the reservation AND Agent is able to re-book the Property for the same time period and at the same rate as the Guest’s cancelled booking. If a portion of the rental time is re-booked or the Property is rented for a reduced rate, a pro-rata refund will be made; or
- If within thirty (30) days of the day that the rental is scheduled to begin, the Guest requests cancellation and provides written verification of circumstances beyond their control which were created as a result of the COVID-19 pandemic that prevents all members of their party from traveling to the Virgin Islands and/or staying at the Property, Cimmaron will offer to (a) hold funds received to be applied to future dates at the same property OR (b) upon receipt of written verification, provide a refund of the total amount paid, less a 20% administrative fee.
All refunds, whether in whole or in part, will be subject to a deduction equal to 20% of the total rental rate.
TRAVEL INSURANCE:
To protect against loss from cancellations caused by certain unforeseen events, including, but not limited to, arrival to or departure from St. John due to natural disaster or hurricane, Agent highly recommends that Guest purchase Travel Insurance to recover loss of pre-paid, non-refundable, unused payment.
